Docks, slips and tidelands

Harbour frontage is the single most misunderstood part of a Newport purchase. "On the water" covers several quite different arrangements.

A dock is not automatic

Some harbour-front properties include a private dock; some do not. Where one exists it is separately permitted, and the permit carries conditions — including what size of vessel it is approved for. A dock that suits a small boat may not accommodate the one you have in mind.

Tidelands

Much of the water area in Newport Harbor is public tideland administered by the City. Structures over it operate under permit, with associated rent. This is routine and long-established, but it is a recurring cost and a set of obligations, so it belongs in your numbers and your diligence rather than as an afterthought.

Condition and maintenance

Docks, pilings, gangways and bulkheads are marine structures in salt water. They have finite lives and real replacement costs, and condition varies widely between neighbouring properties. Have them assessed the way you would a roof.

Questions worth asking early

• Is there a dock, and what vessel length is the permit approved for?
• What are the current tidelands obligations for this property?
• When were the dock, pilings and bulkhead last replaced or inspected?
• Are there any outstanding permit conditions or pending harbour requirements?
